This 17-story senior residence (age 62+) just opened a lottery for 122 affordable units, all capped at 50% of AMI. Rents are calculated at 30% of income, across studios, one- and two-bedrooms (income eligibility up to ~$87,500). The building includes high-end amenities like a fitness center, wellness rooms, library/computer room, bike storage, and utilities included in rent. Applications are open until October 27, 2025.

1440 Amsterdam Avenue — Harlem (Manhattan)

At this 28-story new development, 147 apartments are up for grabs in a lottery capped at 130% AMI (household incomes between ~$104,949 and $227,500). Available units include high-end studios, one- and two-bedrooms, with rents ranging from $2,950 to $4,568/month. Residents enjoy top-tier amenities: doorman, gym, media room, pet wash station, bike storage, balconies, and smart controls. Apply by September 22, 2025.

The Everly — Fort Greene (Brooklyn)

540 Atlantic Avenue — Boerum Hill (Brooklyn)

This pair of eight-story towers offers 48 affordable units at 130% AMI (incomes ~$122,400–$227,500). Find it on Housing Connect by searching its project name to apply.

143-26 84th Road — Jamaica (Queens)

A newly launched lottery offers 13 affordable units in this seven-story building for households at 130% AMI (incomes ~$75,669–$227,500). Applications are open through Housing Connect—search 143-26 84th Road to apply.
